Blu Vacation Rentals, LLC
AGREEMENT TO TERMS AND CONDITIONS: Please read the following information carefully. The Guest agrees that payment of the rental deposit sum to Blu Vacation Rentals will signify their full acceptance of these Terms and Conditions of Rental. 


Payment:
An advance payment of 25% of the total amount is required upon reservation. This advance payment will be applied toward the rent. Payment can be made via credit card or PayPal (contact us for details).
The advance payment is not a damage deposit. The balance of rent is due 14 days before your arrival date.

Security Deposits:
The rental amount includes payment for normal cleaning at the end of the rental term. However, additional cleaning beyond the norm or requested by the tenant will be at the tenant's expense.

Check-in and Check-out:
Check-in time is after 3:00 PM, and checkout is at 11:00 AM. Early check-ins or late check-outs during peak seasons (e.g., Holidays, Special Events, Spring Break, and New Year's week) are not permitted.
Early arrivals or late departures during off-season months are available for an additional fee of $50 each. However, early arrivals are subject to availability, and guests may not enter the property if it's not ready for occupancy.

Smoking and Pets:
All properties are non-smoking. Smoking is only permitted outside the property, and guests are responsible for disposing of waste properly.
Pets are not permitted in rental units under any conditions, unless otherwise specified and subject to an additional fee.

Accommodations:
Our properties are self-catering accommodations, equipped with kitchen facilities and essential supplies. Guests are responsible for replenishing any consumed items during their stay.

Housekeeping:
Daily housekeeping is not provided unless specified. Additional maid services can be arranged in advance for an additional fee.

Liability and Force Majeure:
Guests are responsible for damages caused to the property during their stay.
In the event of force majeure (e.g., property unavailability due to unforeseen circumstances), alternative arrangements will be made whenever possible, or a refund will be issued.

Travel Insurance Option:
Guests have the option to purchase travel insurance to cover cancellations and damages. This insurance can provide coverage for unforeseen circumstances that may disrupt travel plans or result in financial losses.

Limitation of Liability:
We do not accept liability for equipment failure, lost or stolen personal property, personal loss or injury, or any other events beyond our control.
Guests are responsible for supervising children and using rental amenities (e.g., pool) at their own risk.

Service and Right to Repair:
Guests should report any damage affecting the property promptly. We will endeavor to replace or repair the damage within 24 hours.

Privacy:
All credit card information is kept confidential and encrypted to prevent unauthorized charges.

Events and Parties:
Special permissions must be obtained for events exceeding 150% of the property's capacity. Guests should consult with us before booking such events.

Cancellations:
Cancellations made up to 30 days prior to the arrival date will receive a full refund.
Cancellations made between 29 and 15 days prior to the arrival date will have the option to either (1) reschedule the stay within 1 year from the original dates free of charge or (2) be charged the first night as a cancellation fee and refunded the remainder.
Cancellations made between 14 days prior to the arrival date and the arrival date will result in complete forfeiture of the deposit.
